What is real estate MLS and what advantages does it offer in 2021

Among real estate market professionals, it can also be demonstrated that unity is strength: we are going to analyse the real estate MLS, and understand how this cooperative system, which brings together available properties and potential clients, works (and what advantages it offers).

What is real estate MLS

The acronym MLS stands for Multiple Listing Service, and refers to the common Spanish real estate exchange, made up of a series of exclusive properties within a collaborative system formed by the real estate professionals adhering to it. MLS is a registered trademark that has more than 700 offices and thousands of affiliated professionals in Spanish territory since 2002: all of them have common tools for managing the group's properties. In this way, the boundaries between collaborators are blurred: each real estate professional has at their disposal the entire portfolio of properties, being able to offer them to any of the clients of the rest of the members.

How real estate MLS works

The idea of the MLS is the sharing of exclusive properties available in a common exchange for members, who can access them to offer them to their clients: it is based on agreements between groups of companies that allow for joint management of real estate sales. Like all agreements, the MLS is subject to a series of rules:

  • The properties integrated into the real estate MLS maintain the same prices and sales conditions, regardless of the partner or collaborating office making the offer.
  • The fees for each closed transaction are split 50% between the agent who brings the client and the one who brings the property.
  • Operations are centralised in the MLS web services, computer tools adapted to all businesses so that each agency works autonomously by having centralised information on the managed properties.

What are its advantages

Sum of efforts

The efforts of real estate agents are pooled: properties from the entire network of collaborators, not just their own, are offered, and the client portfolio is also shared, so that whoever offers the property will have a higher probability of finding a client, and vice versa.

Standardisation of the work method

The client interacts with the group, not with the collaborator who owns the property or who captured them: in this way, the transaction is endowed with greater professionalism.

Individual growth

Members of the real estate MLS can access events, courses, and forums to expand their business opportunities: collective success has an impact on individual success. The most popular training courses are:

  • AEV Cycle – Agents specialising in sellers. With this training, you will become an expert in property acquisition.
  • AEC Cycle – Agents specialising in buyers. You will become an expert in buyers to achieve success.
  • MTM Management Team. Career plan for agents.
  • ROM MLS Regulations and Operations.

Collective support

Members can display their membership credentials to give clients a greater sense of security: the good reputation of the group provides solidity to the commercial message. Once again, it is clear that professionals who work on their synergies benefit from a clear competitive advantage. If you have understood what an MLS is and what it is for, you might be interested in exploring the collaboration options that this group grants to its members. Smart locks, such as those offered by Raixer, are a quite useful innovation for the real estate sector, given the advantages in security and convenience that the service provides. By installing such a lock, you can connect your door and intercom to the internet, and open the automatic door opener and the house door with your mobile phone.
