Special events and holiday rentals: How can they help you?

There are many factors that affect price volatility in accommodations. One of the biggest is local events. Today we analyse how special events affect holiday rentals. Of course, the impact they have on your tourist apartment differs depending on its proximity to the specific event and the number of participants. When demand goes up, prices should go up too! Paying attention to events in your area can make a difference in the profitability of your apartment. If you are still unclear about the relationship between these two concepts, you can take a look at the post on demand-based pricing for tourist accommodations. Furthermore, since most of these special events in tourist rentals are known in advance, you have enough time to plan these prices. But do it! Otherwise, you will be missing out on a good portion of the money that your guests are willing to pay. Plus, it only takes 30-40 minutes to do.

Types of events

Depending on the timing, we can categorise these special events that affect holiday rentals into three:

  • Long term (more than 12 months in advance): holidays, matches or sporting events, annual conventions or professional fairs, etc.
  • Medium term (more than 6 months in advance): Concerts or biannual conventions.
  • Short term (less than 10 weeks in advance): unexpected sporting events (for example, the Copa Libertadores in Madrid), awards ceremonies, local fairs or festivals.

Where to find special events for holiday rentals

Here are some tricks and sources to find special events that you can put into practice in your management of tourist apartments.

  • Search on Google "conventions in your city" or use nFerias, a good directory of fairs in Spain.
  • Holidays and public holidays. Take a look at how to show them in Gmail or Outlook.
  • Sporting events, on the websites of local teams.
  • Concerts, on LiveNation.
  • Local media and local Facebook groups.

Added value of knowing local events

When you know what is happening in your area, it makes you a better host. You can show the city and local events as a good tour guide. Knowing your host well is key to positioning your Airbnb: Why do guests stay in your accommodation? Some will be because they would like to go to Terra Mítica, for example, while others prefer simply to go to the beaches of Benidorm. Being able to tell these latter guests that they can also visit the theme park or attend a nearby craft fair, will make them thank you with a better rating for your tourist accommodation.
